The rentals process – Jersey
We provide a full management service for properties within Dandara developments in Jersey.
Free market valuation
Dandara provide a free valuation of the likely rental income and advise the Landlord on all relevant/related matters that influence our marketing strategy.
Listing and marketing
As your rental manager, Dandara will promote your property by advertising in local relevant publications and on the Internet to ensure maximum coverage.
Viewings
Dandara ensure that viewings are accompanied at all times. Dandara provide regular feedback to Landlords of viewers’ comments and appraisal of market conditions likely to affect rental levels.
Offers made
Dandara negotiate with prospective Tenants relating to the monthly rental and the length of the lease together with associated issues to ensure the best possible deal for the Landlord.
Tenant vetting
Dandara will undertake full vetting of prospective Tenants including employers, bank, previous landlords, personal references and credit checks. We will also carry out identity checks.
Dandara will ensure a certificate of housing qualifications has been issued by the local Housing department prior to the Tenant moving in.
Tenancy agreement
Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.
Rent and deposit
We will arrange for the Tenant to pay a deposit to the mydeposits Jersey scheme and check you have received the first month’s rent, in cleared funds, before the start of any tenancy.
A monthly standing order will then be set up by the Tenant, direct to the Landlord, for the collection of the monthly rent. It is the Landlord’s responsibility to monitor the incoming rent on a monthly basis. Dandara will liaise directly with the Tenant should there be any discrepancies with the standing order payment by the Tenant.
Completion
Dandara will provide the Tenant(s) with the relevant keys and check them into the Property. Local authority and Utility Companies will be advised at the commencement of the tenancy and Dandara will provide necessary meter readings.
Throughout the tenancy
Dandara will inspect the property prior to occupation and at six-monthly intervals during the tenancy.
End of Tenancy
At the end of the tenancy, Dandara will take back the Tenant’s keys, check off the inventory and carry out a full inspection of the Property
Landlord’s obligations – Jersey Rentals
Keys
The Landlord must provide 2 sets of keys and a car park fob, if applicable, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.
Telephone Line Installation
All new apartments do not come with a connected telephone line. The Tenant will be expected to pay the one-off initial installation cost unless otherwise advised by you, the Landlord.
Insurance
The Landlord must notify his buildings and contents insurers of his intention to let, so cover may be amended as necessary.
Mortgager’s consent
The Landlord must obtain the mortgage lender’s consent to the rental.
Vacant property
Whilst the property is vacant the Landlord is responsible for the payment of parish rates and electricity bills.
Tenancy renewal
If the Tenant remains in the property at the end of their current tenancy and a new tenancy contract is drafted and signed by both parties, a 11% + GST commission charge will again be applicable for the duration of the renewed Term and charged to the Landlord.
Lessor’s Consent
If the property is leasehold, the terms of the lease may require you to obtain the Landlord’s consent prior to sub-letting, you should ask your lawyer to check the terms of your lease on the Property.
Deposit
The deposit will be logged with ‘mydepositsJersey’ and held for the duration of the tenancy. At the end of the tenancy, Dandara will notify ‘mydepositsJersey’ of any deductions or outstanding monies to be deducted prior to releasing to the Tenant. The Tenancy Deposit Scheme (the TDS) commenced legislation in Jersey on 2nd November 2015.
Indemnity
The Landlord undertakes to ratify whatsoever the agents shall lawfully and reasonably do by virtue of this agreement and to indemnify them against all costs and expenses properly incurred by them in carrying out their duties and all other actions and acts pursuant hereto including legal expenses.
Agent Approval
Upon receipt of these Terms & Conditions duly signed by you or your authorised representatives, Dandara Jersey Rentals shall be deemed to be instructed on your behalf as your agent with your full authority to sign or execute on your behalf, all documents necessary to carry out the effective management of your property.

Dandara Rentals provide a rental and management service for Dandara properties on the Isle of Man.
Free market valuation
Dandara provide a free current market valuation of the likely rental income for all Dandara buy-to-let property owners and advise the Landlord on all relevant/related matters that influence our marketing strategy. please call our lettings team on 01624 615 000 or email rentalsiom@dandara.com
Listing and marketing
As soon as we receive confirmation of your instruction to market your property, we will promote your property on our website. We will also email any suitable tenants to let them know that your property has become available.
Viewings
Viewings can be conducted by appointment to suit prospective tenants, 5 days a week. All viewings are accompanied by our own staff or appointed agents at all times.
No hidden charges
When you appoint us as your sole letting agent, there are no hidden charges – we charge a flat fee of 10% of rental achieved plus VAT.
Offers made
Dandara will negotiate with prospective tenants relating to the monthly rental and the length of the lease (minimum of 12 months on new properties) on your behalf to ensure the best possible deal for the Landlord.
Tenant vetting
Dandara will undertake full vetting of prospective Tenants including Photo I.D. Employers reference, bank reference, Tenants proof of address and previous Landlords if applicable.
Tenancy agreement
Once the vetting process is complete Dandara will draw up a standard form of Tenancy Agreement and serve any statutory notices.
Inventory
Our rentals team will provide a free professional inventory to both landlord and tenant prior to the commencement of the tenancy.
Rent and deposit
We ensure the tenant pays you a security deposit and sets up a monthly standing order. In the event there is any issue with the payments we will liaise with the tenants to resolve the issues.
Completion
Dandara will provide the Tenant(s) with the relevant keys for the Property.
Local Utility Companies will be advised at the commencement of the tenancy and we will arrange for necessary meter readings.
Throughout the tenancy
We will inspect your property and provide you with feedback before the tenant moves in, then again at the end of their tenancy or at renewal stage. Our team will also monitor rent payments from tenants and chase any late payments.
End of tenancy
At the end of the tenancy, Dandara will take back the Tenant’s keys, check off the inventory and carry out a full inspection of the Property. We will contact the Local Utility Companies and arrange for necessary meter readings, which will revert back to the landlord until the property is re-let.
Landlord’s obligations – Isle of Man Lettings

The Landlord must provide 2 sets of keys and a car park fob, if applicable, a minimum of one week prior to commencement of any tenancy. Any shortfall of keys will be charged for at cost.
Furniture and furnishings
All Isle of Man properties for rent are offered unfurnished.

All new properties do not come with connected telephone line. The Tenant will be expected to pay the one-off initial installation cost unless otherwise advised by you, the Landlord.
Insurance
The Landlord must notify his buildings and contents insurers of his intention to let, so cover may be amended as necessary.
Mortgager’s consent
The Landlord must obtain the mortgage lender’s consent to the letting.
Vacant property
Whilst the property is vacant, the landlord is responsible for payment of all Local utility bills. The landlord is also responsible for contacting their buildings and contents insurers to make them aware that the property is vacant.
Tenancy renewal
At the end of each tenancy the Landlord and the Tenant will be contacted. If both parties wish to renew the tenancy Dandara will draft a new tenancy contract and arrange the signature by both parties, we do not charge for this service.
Overseas landlords
If you live outside the Isle of Man you may not be able to receive your rental income gross and you should liaise with the Isle of Man Income Tax division in this regard.
Indemnity
