Searching for your perfect property
Once we have a clear understanding of your requirements, we can match you up with suitable properties and arrange viewings, emails can be sent to keep you up to date with the latest properties that we list.
Viewings
Viewings are conducted by appointment only, at a convenient time to you (Mon – Fri, 9.00am – 5.15pm).
Choosing a property
Once you have identified your perfect property and put in an offer, we will liaise with the Landlord on your behalf to secure the property.
Credit and criminal record check
We are required to undertake a credit and criminal record check on behalf of the Landlord. This is carried out with SkyFall Collection Agency and covers the UK and Jersey (we pass on a £40.00 + GST credit check fee to the tenant).
References and required documents
We require the following documents prior to occupation of a property:
- A reference from your current employer; the letter must be on company headed paper
- A character reference from someone within a professional background. The letter must show their name, address, telephone number and relationship to you, the proposed Tenant
- A written landlord reference to include the name, address and contact number of your previous landlord. Once the reference is received we also confirm verbally with the landlord
- A recent utility invoice – dated within the last 3 months
- A recent 3 month bank statement
- An in-date copy of your Jersey Registration Card
- Verified Passport
Tenancy agreement
Once the reference checks have taken place and been accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices.
Dandara provide an Inventory and Schedule of Condition report, to the tenant, prior to the commencement of the tenancy.
Deposit
A security deposit, usually equivalent to one month’s rent is payable on all tenancies. This must be paid to MyDeposits Jersey, in cleared funds (we will provide details), before your tenancy can commence. Please note, should you withdraw prior to move in, the deposit is non-refundable.
The deposit will be held in the deposit protection scheme mydeposits Jersey, throughout the term of the lease. It is held in conjunction with the Inventory and Schedule of Condition report as compiled prior to the start of your tenancy. At the end of your tenancy, the deposit release will be governed by the terms of the deposit scheme, subject to the property being left as described in the Inventory and Schedule of Condition report. Mydeposits Jersey charge the Tenant an administration fee of £20 + GST for this service. This will be deducted from your deposit prior to its release.
Rent
The tenant must be able to pay the monthly rent by standing order. Rent is due on the same day of each month from the day your tenancy commenced (e.g. if your tenancy commenced on the 5th January, you would become due on the 5th of each and every month). The Landlord will not accept the monthly rent paid by cheque or cash.
Completion
It is your responsibility, as the Tenant, to inform all utility companies of your start date at the Property and arrange for a takeover of the service. Dandara will provide you with the relevant keys and check you into the property.
Throughout the tenancy
Dandara will inspect the property prior to occupation and during the tenancy and provide feedback to the Landlord.
Parish Occupier Rates
All Tenants are responsible for the payment of parish occupier rates during the Term of the lease.
Invoices will be issued at the end of the term, when payment will be expected in full, direct to the Landlord.
End of tenancy
At the end of the term of the tenancy, we will check the Inventory and Schedule of Conditions and deduct from your deposit paid any amount for damage to the Landlord’s property or possessions.
Frequently Asked Questions about renting in Jersey
What is the minimum term for a tenancy?
The minimum term is 12 months. The landlord could agree to a lower term at their convenience.
If anything breaks down who is responsible?
Providing that there is a genuine fault, the Landlord will be responsible for the charges incurred. Dandara will ensure that any faults will be looked at as soon as possible.
Can I have pets?
No, you may not keep pets at the Property at any time.
Can I smoke?
Smoking is not permitted in the Property unless specifically stated in the contract by the Landlord. You will be expected to redecorate the property, at your expense, as a result of any smoke damage.
Can I hang pictures on the walls?
This is allowed if picture hooks are used. As a general rule of thumb, the property should be left as it was found minus ‘fair wear and tear’.
Is the deposit refundable?
At the end of the term of the tenancy, we will check the Inventory and Schedule of Conditions and deduct from the deposit paid by the Tenant any amount for damage to the Landlord’s property or possessions.

Dandara do not charge tenants any administration fees for obtaining references
References and required documents
We require the following documents prior to occupation of a property:
- Photo ID (Passport or Driving Licence)
- A reference from your current employer; the letter must be on company headed paper
- A recent utility bill or Tax coding dated within the last 3 months and with your name and current address on it.
- Bank Reference (if needed we can draft a letter to your bank on your behalf. Some banks may charge you a fee)
- Landlord reference if currently renting.

Once the reference checks have taken place and been accepted, Dandara will draw up a standard Tenancy Agreement and serve any statutory notices. Dandara provide a free professional inventory & Condition Report to the Tenant, prior to the commencement of the tenancy.

Local Utility Companies will be advised at the commencement of your tenancy and we will arrange for necessary meter readings. You will be responsible for signing up to the supply with the Utilities. Finally, we will provide you with the relevant keys for the property.

Rates & Service Charges
Rates are included in the monthly rental payments in all our rental properties. In our apartment rentals the building service charge is also included in the rent.
End of tenancy
At the end of the tenancy we will check the inventory and schedule of conditions. Any damage to the Landlord’s property or possessions will be deducted from the deposit. We will contact the Local Utility Companies and arrange for necessary meter readings. We will also arrange collection of the keys.

Leases are usually for a fixed term of twelve months, although some Landlords may consider shorter leases. Leases on brand new properties are for a minimum 12 month term. (Rates are included in all rental properties, plus service charges in apartments).

Before making a tenancy application you should ensure that the Landlord will accept children in the Property this is at the discretion of the Landlord. You should also make sure the Property is suitable for small children and your needs.
Can I have pets?
The keeping of pets is at the discretion of the landlord and is dependent on size, number and type of pet. If permission is granted, an additional deposit will be required for a pet, All carpets and flooring must be professionally cleaned at the end of the lease. Please note Pets are NOT allowed in any apartments.
